Situated on a large plot on a hillside above the traditional village of Tsivaras, Boutique House is desirable hideaway for couples and/or families who are looking for both seclusion and also close proximity to the sandy beaches and excellent amenities at Kalives, Almyrida and Kera, and the charming inland villages of Vamos and Gavalohori. The far reaching views from this villa are really quite mesmerising, encompassing the glittering azure waters of Souda Bay, the mounumental White Mountains, and rolling hills that are covered in silver and green olive trees for as far as the eye can see.

Boutique House has no immediate neighbours (other than a small dwelling) and has been cleverly architect-designed in order to bring your living area into the outdoors, so that you can fully appreciate the panoramic vista at all times. Al-fresco living has never been more delightful because there is a wealth of furnished balcony and terrace space with either sun or shade, giving our guests plenty of room to spread out and either have fun together, or take time out for moments of quiet solitude. There is a lounging area and a pergola covered patio that has a swing basket chair, a dining area, and an appealing summer kitchen which has a built-in barbeque and a traditional bread/pizza oven. Leisurely lunches and laid-back dinners made from delicious locally grown produce can be prepared and enjoyed outside in the fresh air, warm sunshine, and enchanting moonlight.

Taking prime position in the middle of a verdant lawn is an exceptional pool made from 2-tone mottled stone, with a swim jet system and massage jets, which will suit family members of all ages and swimming levels. The gentle gradient into the pool is perfect for children, whilst the swim jet is the equivalent of a swimming treadmill - creating a strong underwater current that you can swim against for general exercise or even swim training. Alternatively, a soothing hydro massage in the cooling waters of the pool on a hot day is positively therapeutic, and romantic couples might even want to take advantage of the relaxing massage jets on a balmy summer night. In addition to its’ other attributes, the pool at Boutique House has a salt generator to clean and disinfect the pool water which results in soft, silky water that is gentle on the eyes and skin (compared with a full chlorine system) whilst only having 1/10th the salinity of sea water.

The split-level grounds have a perimeter wall made from the same creamy local stone that has been used for the exterior of the ground floor of the villa, the terraces, barbeque, and summer kitchen. Whilst much of the spacious 2400m2 garden has been laid to lawn, the lower terrace has been planted with young fruit trees including orange, lemon, mandarin, pear, apricot, and pomegranite. Flanking one side of the villa are a bank covered in flowering mesembryanthum and a gravelled section with a centre piece of natural rocks, a carob tree and, in the Spring, wild flowers.

Boutique House is a stylish and modern villa. The Greek owners have created an attractive and welcoming home by combining comfortable furnishings and fittings with many thoughtful touches. Subtle decoration throughout the villa using in-vogue soft grey tones and polished concrete appearance paint that has been specially designed for an urban and contemporary atmosphere. The 120m2 villa is compact and uncluttered despite having modern comforts including a ceramic hob with a downdraft extractor which rises out of the central island worktop at the push of a button, a built in oven, a fridge, a freezer, a microwave oven, a dishwasher, a Tassimo machine, a washing machine (located in a garage just off the plot), air conditioning, electric shutters, solar powered hot water with a back-up immersion heater, free unlimited WIFI, an I-fone dock with speakers that is operated via bluetooth, and a Smart TV with pay per view movies, and/or your own memory sticks with previously downloaded movies or TV shows. For the winter months and those cooler nights early and late season, the A/C units also act as heaters and there is an ecosmart fireplace that uses effective bioethanol fuel which doesn’t smell, smoke, or create environmental pollutants, and is therefore the most efficient and green energy source available.

There are many walking trails spanning out from Tsivaras, and Boutique House is, therefore, the perfect starting point for exploring the countless sites that West Crete has to offer as it is only a few minutes drive to the National Highway.

Villa Accommodation

Ground floor (1/4 step from the upper parking area to the front door, 2 steps or a ramp from the front door to the pool terrace, 12 steps from the ground floor bedroom to the lower level parking area, 7 steps from the ground floor bedroom to the utility cupboard, 16 steps to the top floor): Open plan sunken lounge with 2 steps to the kitchen, 1 king size bedroom, 1 shower room, and a covered porch with 2 stone archways.
The main door opens into the modern, fully equipped kitchen which has grey polished concrete units, including a central island with stools, all with black wood cupboard doors. The appliances include a ceramic hob, a downdraft extractor, a Smeg fridge, a Smeg 3 drawer freezer, a Smeg dishwasher, a kettle, a toaster, a Nespresso machine, a toaster, and a juice press. Three rope pendant industrial lamps hang over the central island and there is a window that looks out to the side garden, stone wall, rocks and carob tree. The sunken living room has a large white corner couch that can seat up to 7 persons, a long built-in polished concrete unit with 2 shelves that runs along one wall. Vases, a chess and backgammon box set, and an i-phone dock with speakers sit on the shelves, and incorporated into this unit is an ecosmart fireplace. There is a window that looks out over rolling hills to the sea, and double doors that open out onto the sea view lounging/pool terrace. This terrace is furnished with a white couch and chairs, 6 sun-beds, and sun umbrellas. There are 2 internal doors in the kitchen, 1 for a bedroom and 1 for a shower room. The downstairs bedroom has a built-in king size bed base with a thick and comfortable mattress, 2 painted log night stands, 2 beaten copper pendant lamps, wardrobes with dark wood louvered sliding doors that have drawers, hanging rails, and shelves, and contain the air conditioning unit. The wide glass door has views across the landscape to the sea. The shower room has a rain shower with a glass screen and polished concrete shelves, a natural rock washbasin on a polished concrete counter, a mirrored cabinet, a wall hung toilet, a white washed wood ladder for hanging towels, a high window, and recessed lights. A floating staircase with a lit recessed hand rail leads to the top floor from the kitchen.

Top Floor (16 steps up from the ground floor) 2 king-size bedrooms, 2 en-suite shower rooms, and 2 sea facing balcony/terraces.
The large right hand side bedroom (as you look out to sea) has a built-in king size bed base with a thick and comfortable mattress, 2 bedside tables, 6 art glass ball pendant lights, a built-in polished concrete dressing table with a mirror, lamp and chair, wardrobes with dark wood louvered sliding doors that have drawers, hanging rails, and shelves, and contain the air conditioning unit. The extra wide glass double doors open to a large balcony with glass panels that has views across the garden and pool to the sea. The large en-suite shower room has a rain shower with a glass screen and built-in bench seat, a natural rock washbasin on a polished concrete counter, a mirrored cabinet, a wall hung toilet, a white washed wood ladder for hanging towels, recessed lights, a large window next to the shower that looks out across the landscape to the sea. The left hand side bedroom (as you look out to sea) has a built-in king size bed base with a thick and comfortable mattress, 2 white bedside boxes, 2 ball pendant lights, a built-in polished concrete dressing table with a TV, lamp and chair, wardrobes with dark wood louvered sliding doors that have drawers, hanging rails, and shelves, and contain the air conditioning unit. The glass double doors open to a balcony with glass panels that has views across the garden and pool to the sea, and across the parking area to the mountain tops. The en-suite shower room has a rain shower with a glass screen and polished concrete shelves, a natural rock washbasin on a polished concrete counter with a cupboard, a wall hung toilet, a white washed wood ladder for hanging towels, recessed lighting, and a window that looks out across the landscape to the mountains.

Utility Area (7 steps from the Ground Floor). The washing machine is located in a utility cupboard that is located below the main villa and is accessable from the outside of the villa.

Villa Location

Tsivaras is a typical small Greek village built on the terraces of a hillside with lovely views. It has a fantastic location with just a short drive to many other villages in the area, the National Highway, and local beaches. There are many quiet walking trails leading from Tsivaras across hills, through olive groves and/or a mini gorge, which can take you to Kera cove and beach, Almyrida, Douliana and Gavalohori. The nearby villages of Kalives or Almyrida have long been popular destinations for holiday makers seeking a typically Greek seaside resort that has many amenities, but is far removed from brash tourism. Both villages have sandy beaches, small fishing harbours, and a wide choice of excellent tavernas, cafes and shops. Almyrida also has a scuba diving office, pedalo and paddle board rentals, and a water sports centre that rents out windsurfers, catamarans, kayaks, and bicycles. A few minutes by car from the villa, there are a huge variety of archaeological sites and traditional villages with wonderful tavernas. There is also an interesting selection of small craft centres and museums, including glass blowing in Kokkino Horio, and a folklore museum in Gavalohori. The owners of all short-term rental accommodation are legally obliged to collect the Climate Resilience Levy as a separate tax for all overnight stays (per villa) as follows:
€10.00 per night on stays between March 01 and October 31, and €4.00 per night on stays between November 01 and February 28/29.
