Olive Grove Villa is a delightful residence that instantly appeals. It is situated on the very edge of the unspoilt hamlet of Xirosterni which is one of the most attractive villages in the area and is made up of a few narrow lanes, higgledy-piggledy low stone walls, small chapels, ruins, and sympathetically renovated traditional houses. With just one semi-ruined house to the east side of the villa, a small track in front of the property, and otherwise surrounded by a picturesque landscape of woodland comprising pine, carob and olive trees, this is a holiday home that will charm lovers of both nature and privacy. Impressive views to the majestic White Mountains in the south, and the brilliant blue sea in the north, complete this soothing setting. Conveniently, this lovely property is only 300m from the well-stocked store/café, and the rustic, grapevine covered kafenion in the village centre (both of which serve meals), 3km from the tavernas and shops in the villages of Vamos and Gavalohori, and an easy drive of 5km, downhill on one road, to the small resort of Almyrida with its many amenities, Blue Flag sandy beaches, and crystal-clear sea.

Superbly appointed on the top floor, the bright living and dining room, and the upstairs twin bedroom take full advantage of the sweeping vistas. The living room is spacious and inviting with a selection of comfy couches and armchairs in earth-toned fabrics, a fireplace, a large wall tapestry of a peacock, and an array of warm-hued wooden furniture. An archway leads to the doors for the kitchen and the upstairs twin bedroom. The compact, contemporary kitchen is equipped with many appliances and a good inventory, and the modern upstairs cloakroom has a toilet, a sink with a mirrored cabinet, and is fully tiled. Olive Grove Villa has three further bedrooms, an en-suite shower room, and a large full bathroom on the ground floor, which helps to keep them cooler during the long, hot summer season. The clever design ensures that your living area extends to the outdoors with double doors opening out onto 8 different balconies with magnificent views, and a choice of sun or shade. The living room enjoys 3 balconies, whilst each of the 4 bedrooms has its own private balcony, and the downstairs porch is shaded by a pergola, and screened by diagonal trellises which are covered in an abundance of fragrant honeysuckle, making it a glorious and secluded reading nook.

Every modern comfort has been provided at the villa including free WIFI, independent air conditioning in the bedrooms, aluminium doors, windows and shutters, water heated by solar panel and immersion heater, a TV, a Bluetooth speaker, a DVD player, a satellite box, and a full selection of books, DVD’s, CD’s, family board games, playing cards, and colouring books and pencils.

Vying for attention with the pleasing villa are the fenced and gated grounds where many hours will be spent, and which include an inviting pool and a wonderful outside dining area with a very well-equipped summer kitchen – flanked by sweet smelling jasmine, a pizza oven, and a barbeque which is perfect for grilling delicious local produce. The poolside shower has hot and cold water, and the pool has built-in steps that make it easy to get in and out of. We are certain that our guests will find that swimming in the cooling pool waters is positively therapeutic! The large pool/dining terrace has been paved with silver-grey non-slip tiles whilst the front driveway and private parking area is paved with natural stone and is partially shaded by some of the villa’s olive trees.

Whether you wish to swim, barbeque, or simply relax with a cool drink under a shady tree, the attractive Mediterranean garden, planted with lemon, orange, and olive trees, yucca, African daisies, geraniums, petunias, bird of paradise, bottle brush, and roses, provides the perfect setting in which to do so. With the much of the plot not being overlooked, anyone searching for a private, comfortable retreat, with mesmerising views and easy access to local amenities, will find Olive Grove Villa to be the answer to their prayers.

Ground floor (4 steps up from the parking area, pool terrace, and garden): an entrance hall, 2 twin bedrooms, 1 double bedroom with en-suite shower room, 1 bathroom, 3 covered balconies and 1 covered porch/balcony.

The front porch has honeysuckle covered trellising and a pergola, and is equipped with a rattan coffee table, 2 matching chairs with burgundy cushions, and an ornate wall mirror. The front door opens to a hallway which has the doors to the main bathroom and 3 of the bedrooms (one with an en-suite shower room). Going clockwise around the corridor, the first door in the corridor opens to the master bedroom suite. The master bedroom has a wooden double bed, 1 bedside table, 2 wall mounted reading lamps, 2 chairs, 1 side table, 1 chest of drawers, a triple wardrobe with drawers, shelves, and hanging rails, 2 sets of curtains, a wall mirror, a window which overlooks the pool to the mountains, double doors that open to a balcony that is equipped with a table and chairs, and an en-suite shower room. The en-suite shower room has white and pale grey tiles, a sink, a wall mirror with attached lights and a cabinet, a toilet, a corner shower cabinet with sliding doors and an adjustable shower, and a frosted window.

The open-plan living area has a fireplace, a 3 person couch and a 2 person couch, 2 large armchairs, a coffee table, 2 side tables, a side cabinet with drawers, a satellite box, and a DVD player, a wall mounted TV, a sideboard, a bookcase with a selection of books and family games, a dining table, 6 dining chairs, a side table with the stereo unit, a standard lamp. The lounge/dining room has 3 sets of double doors and 1 window. The double doors open out to balconies – one at each end of the living room, and one on the side. One balcony is equipped with a marble table for 2 and 2 chairs and overlooks the front garden, and the pool to the mountains. A second balcony shares these views, and the third upstairs balcony has panoramic views over the surrounding countryside to the sea in the distance.

The cloakroom has pale grey tiles, a toilet, a sink, a mirrored cabinet with lamps, and a frosted window.

Villa Location

Xirosterni is a sleepy hamlet with a centre which comprises a cluster of stone houses, a well-stocked village store, and a kafenion (both of which serve meals). On August 5th and 6th every year this sleepy enclave comes alive when the villagers honour the Saviour Christ (also the name of the main church) by putting on a fabulous feast for anyone who would like to participate. The sound of music, exuberant dancing, and huge amounts of food sizzling away on barbeques, continues into the early hours of the morning, and much merriment is had by all. Just under 3 kilometres away is Vamos, which is a very pretty village and its narrow streets and stone houses make an ideal starting point for hikes to the surrounding hills. To the south-east of the village, in the Karydi area, one can see the monastery of Agios Giorgos. The ruins of the church’s cells and the old oil-press, with its wonderful domes, remain standing to the present day. Vamos has a large number of amenities including a bank, ATM, 2 petrol stations, 4 tavernas, 2 souvlaki shops, a handful of cafes, a bakery, a hairdresser, and a number of gift shops and mini markets. Olive Grove Villa is also a short 5 minute drive from the traditional village of Gavalohori. Five hundred metres from the village, you can see several renowned Venetian wells built on a landscape of rare beauty. In Gavalohori there are 2 excellent tavernas, a bakery, 2 well stocked mini markets, a lovely folklore museum and a gift shop. The lovely seaside village of Almyrida is a 10 minute drive away, and is built around a pretty crescent shaped sandy beach, with a small fishing harbour at the eastern end. The beach is very shallow and safe, which is good news if you have children or are not a strong swimmer. Lining the beach are a multitude of tavernas and cafés, 1 bar, 1 bakery, a jewellery shop, 3 mini-markets, 5 gift shops, 3 clothes shops, a pharmacy, a hairdresser, a nail spa, 3 real estate offices, and a kiosk. We, at Villas Crete Holidays can provide tourist information, private boat hire, boat trips, private sightseeing flights, horse riding, and guided walking tours and coach excursions. Finally, there is a scuba diving office and a water sports centre which rents out kayaks, windsurfers, kayaks, catamarans, and mountain bikes. Because of its central location, Olive Grove Villa is also only a 15 minute drive from the bustling seaside town of Georgioupolis which, apart from its 9 kilometre long beach, fresh-water fed bay, and lively fishing port, also boasts night clubs, bars, and many supermarkets, souvenir shops and amenities. A few minutes by car from the villa, there are a huge variety of archaeological sites and traditional villages with wonderful tavernas. There is also an interesting selection of small craft centres and museums, including glass blowing in Kokkino Horio. For those of you looking for even more activity, the historic Venetian town of Chania is only 50 minutes away by car.

Villa Rental Prices

The following introductory prices are shown EUROS, per WEEK, and are dependent upon whether a maximum of 3 or 4 bedrooms are used. The villa is only rented out with 4 bedrooms in high season. 

These prices include a Free Welcome Pack, Bed Linen and Towels, Once Weekly Cleaning, a villa information book, and a villa copy of the essential guide book "Crete on the Road" by Frankie Miles.

*** As of January 01, 2024, the Greek government have replaced the old “bed tax” with a new tax that is applied to all stays in short-term rental accommodation in Greece. The Climate Resilience Levy is a response to the devastating forest fires and floods that Greece has experienced in recent years, with the government hoping to generate extra funding that will go towards financing reconstruction, supporting victims, and increasing the country’s defences against future natural disasters.

The owners of all short-term rental accommodation are legally obliged to collect the Climate Resilience Levy as a separate tax for all overnight stays (per villa) as follows:
€10.00 per night on stays between March 01 and October 31, and €4.00 per night on stays between November 01 and February 28/29.

We will collect the Climate Levy with your final balance payment and it will be clearly itemised on your Booking Confirmation.

Whilst we understand the potential budget concerns of our guests, this tax/levy is beyond our control and we encourage our guests to see this as a way of contributing to the protection of the planet and the beautiful area where they are holidaying.
